Wrap-around extensions can transform a ground floor but often exceed permitted development limits and require careful planning design.

A wrap-around extension combines side and rear enlargement. Because both sets of permitted development restrictions apply and the joined volume can be substantial, most well-designed wrap-around schemes require a householder planning application.

1. Why permitted development is difficult
A side-and-rear infill must comply with every relevant Class A rule. Side width, single-storey height, rear projection, eaves near boundaries and the effect of joining earlier additions all need to be tested.
On Article 2(3) land, side extensions are not permitted development under Class A. A planning application is often the clearer and more flexible route.

The side return is often close to a neighbour or party wall, while the rear element affects outlook and daylight. The proposal should be assessed in plan and section against neighbouring windows and garden levels.
Boundary walls, gutters and foundations can also trigger Party Wall procedures, which are separate from planning.
- Survey neighbour windows where relevant.
- Avoid concentrating high roof elements at the boundary.

4. Roof, drainage and internal layout
Long abutments and multiple falls can create drainage and maintenance risk. Box gutters should not be introduced casually, and rooflights need space for kerbs, structure and falls.
Internally, use the extra width to improve circulation, utility space and zoning rather than simply creating one oversized room.
