1. What a technical drawing package normally contains

A domestic package commonly includes dimensioned plans, elevations and sections; foundation and floor build-ups; wall and roof constructions; insulation continuity; lintels and structural openings; fire precautions; ventilation; drainage; stairs; guarding and key junction details.

The exact content should match the project. A simple internal alteration needs less information than a loft conversion, flat conversion or heavily glazed extension with complex structure.

2. Structure, foundations and ground conditions

Foundation depth cannot always be confirmed from drawings alone. Trees, shrinkable clay, drains, made ground, adjacent foundations and nearby structures can change the solution following excavation or investigation.

3. Fire, energy and ventilation

Parts L and F require a coordinated approach to insulation, glazing, airtightness, overheating risk and ventilation. Increasing insulation without resolving moisture and ventilation can create condensation or indoor-air-quality problems.

4. Full plans, building notice and inspections

For most residential projects, a full-plans application is the most robust route because the drawings are checked before or during the early stages of work and a formal decision is issued. A building notice can suit some smaller work but does not provide the same advance plan approval.

Site inspections remain essential. Building Control checks selected stages, but it does not supervise the contractor continuously or guarantee workmanship. The project team should retain records, certificates and approved changes.
